If you’ve decided it’s time to sell your house, then your first thought is probably ‘how much is it worth?’
You can use websites such as Zoopla to find out what the average house prices are in your area right now. Before you contact your local estate agents for a property valuation, here are 5 things you can do to help increase the value of your home.
1. Repair superficial flaws and redecorate
The first thing you’ll want to fix are any superficial defects. These may include:
- Broken lightbulbs
- Peeling paint
- Mouldy sealant
- Build-up of limescale
- Squeaky doors, floors, or stairs
These problems may be small, but they can really impact your property value and the overall look of your house.
Another less expensive job, is simply redecorating! There is nothing better than a freshly painted room and can make all the difference when people view your property. Try to stick with more neutral colours such as white or cream.
2. Revamp the kitchen
The kitchen is often the heart of a home, and first impressions matter when it comes to potential buyers. A light, and welcoming kitchen will certainly benefit the sale of your house.
If your kitchen looks outdated or tired, there are plenty of renovations that can be done to improve its look. Repainting or replacing cabinet doors, or even just the worktops can make a significant difference. New tiling and improved lighting can also help give your kitchen a fresh look.
3. Spruce up the bathroom
A bathroom above all things needs to look clean and hygienic. Common issues that could affect the look of your bathroom are:
- Mouldy or worn sealant
- Cracked grout
- Worn out paint
Other ways to update your bathroom could be replacing an old shower unit and shower curtains or opting for a glass screen and changing the taps.
4. Work on kerb appeal
They say don’t judge a book by it’s cover, but many do when it comes to viewing houses. When scrolling through properties on a website, it’s imperative that your house looks attractive. If the exterior of your house looks shabby, many viewers will have formed an opinion before stepping through the door.
Ways to improve your kerb side appeal:
- Repaint or replace doors
- A well-kept garden
- Fix broken gutters, gates, and fences
- Clean windows
- Hide the bins
5. Add more living space
Adding more living space to a property can be more costly but will increase your property value tremendously.
Converting your cellar, garage or loft are all good ways of increasing your property value.
Another popular way of creating additional living space, is adding a conservatory or garden room. They are becoming more attractive to buyers now due to the rise in working from home.
Always check building regulations before making any large adjustments to your home.
I have had 2 rental properties with Cotters for 11 years now and have dealt with Jo, Carol and Sue and I have to say I couldn’t find a better letting agents if I tried. They are and have always been extremely friendly and actually care for their tenants. They go way and above beyond to help and always respond promptly to calls.
Thank you for being so kind, professional and supportive over the years!
