After finding the perfect rental property, there’s a few things to do before you are able to complete the moving process.
You will be required to pay a holding deposit, which is when you’ve agreed to rent a property but haven’t signed the contract yet. Paying a holding deposit is how you guarantee that you’ll be taking up the tenancy. The cost of this is equivalent to one week’s rent.
The holding deposit will be withheld if you or the guarantor withdraw from the tenancy, fail the Right-to-Rent check, provide false or misleading information that affects the tenancy, or fails to sign the tenancy agreement within 15 days, or the deadline for the agreement which must have been mutually agreed in writing.
To ensure that the property stays in good condition during your tenancy, a security deposit is required that is equivalent to 5 week’s rent. The purpose of the security deposit is to cover any damages or defaults that occur on the tenant’s part during the term of your tenancy. So as long as everything’s still in a good condition, you’ll get the security deposit back in full.
